The primary objective is to deliver long-term value by focusing on capital preservation, providing a stable income stream, and achieving modest appreciation over time.

MULTIFAMILY INVESTMENT GUIDELINES

Property Types: Class B and C properties with value-add potential.

Pricing: Purchase price + renovation/redevelopment costs < 70% of replacement cost. Target attractive pricing relative to market with 300+ bps higher yield than current debt rates.

Gross Investment: High-teen levered Internal Rate of Return (IRR) target.

Transaction Size: $20M – $100M. Focus on under-managed/distressed properties in landlord-friendly metropolitan markets across the US.

Leverage: Up to 70% of all-in investment cost.

Hold Period: 3-10 years.

Market Focus: Landlord-friendly cities and states exclusively.
